So there's a new guy living in the flat below me and he's dance music enthusiast. I live by the bay and for the past 18 months have been enjoying peace and quiet and the northeasterly seabreeze blowing in through my flat.

Now I have doof doof all the time which is only partly controlled by closing all the windows and doors. No fun in summer.

What's the best way to handle this stuff?

Complain to the body corporate? (he's an owner - I'm a renter)
Direct confrontation?
Call the city council?
Call the cops?

Any advice would be very appreciated.

The best thing if it works is to get to know the person, try and build a relationship with them, then slowly over time explain what the noise does to you, try and come to some arrangement, ask him when he loves to play his music so he/she feels happy and you have a choice to make about staying or going out, and let him know when you need the quiet. If this doesn't work, then you need to take it to a higher authority, like the body corporate, let your landlord know you are really unhappy and want out of the lease if something isn't done, then use council, police, local member of parliament......

There are so many options and variables, but I think the best is relationship building, though people are not always receptive or open to this......

rule of thumb : hurt in = hurt out @ 2

If all else fails (and only if all else fails)

Get a Frank Ifields CD with "I remember you" on it.

Rig a speaker and put it directly into contact with your floor (concrete preferable) put a load of pillows and blankets over the top of it.

Get some comfortable ear plugs, fit them before bed.

Put the "I remember you" track on repeat and let it go all night.

As the speaker is directly in contact with the floor the sound will transmit better, so you won't need it up so high.

Listening to it once is bad enough, listening to it play all night... well it may annoy him slightly

Thanks for the suggestions everyone.

Ever wondered why it's only people with the worst taste that play music the loudest?

If he has a separate meter box; turn off his electricity & clip a padlock on it.

I'm guessing that he is annoying the entire block of units, and probably all those on adjacent properties as well.

How about a petition to the body corporate from all interested parties to ban all DOOF DOOF?

Then again, while you're at it, can you send a copy to all state and federal parliaments.

Have you spoken to him?

I used to do a bit of mixing at home, most of the time you're so caught up in your own reverie that you don't even consider that there are people in the same room, let alone in the same building block. I can guarantee he's not doing it to annoy anyone else, he probably doesn't realise anyone else can hear it.

At least if you have a quick chat to him then he's got no excuse next time. Calling the police or body corporate without at least talking to the guy is petty, small-minded and cowardly.

Nice work NotWal, seems to be the most reasonable solution. You just need to get in touch with someone who "fixes problems"

Just put a letter in his post-box outlining your frustrations and ask him to tone it down (in a non threatening manner). If he ignores it then you are dealing with a dork, let the blood (and prawns) run free……………………………[}:)][}:)][}:)][}:)]

I really feel for you ikw777. I have had similar experiences in the past.

You won't really know if he is a reasonable person until you approach him. For your sake I hope he is.

Let us know how you go?

do like I do with the barking dogs in my street, ring the council, I agree with greenleader on this one, the law is the law, and actually I think for noise you can also complain anon to the police. No need to stick your head in at all.

Failing that, a garden hose thru the window.

Or, my brother once told me of his crazy Croat mate with a noisy neighbour, asked nicley once to "please be turn music down"

an hour later, he knocked on the door again, walked in a booted the **** out of his stereo, the neighbour never bothered him again.

I had a pest like that once, so a few times I flicked the power switch in the box off then on. He started to think that the loud music was gonna blow his stereo and short out his house. Worked wonders.

And yep, I had spoken to him nicely.

SOLUTION - A. you will need to go to the joke shop and get yourself a false handlebar moustache.
B. two or three pillows for padding
C. a black indelible marker

You put the handlebar moustache on - you stick the pillows under your jumper. With the indelible marker you black out a couple of teeth and write "HATE" on the knuckles on your right hand, and "LOVE" on the left.

You then go to the recalcitrant morons address and say these words:-

"Hi - My name is Mr. Read - Im your next door neighbour"
"But lets not be formal - My friends call me chopper - so you can call me sir!"
"Whats your name?
"<INSERT NAME HERE> - Have you ever seen a sawn off double barrelled shotgun up close?"
"No? Well play another f****n song on that f****n stereo of yours AGAIN - and your going to get your opportunity"
"Got that <INSERT NAME HERE>"
"You have a nice night"
