Hi Steve, welcome to the area.
In front of the seabaths is a strictly 'No Kiting zone' even when we do our downwinders from Brighton we are reminded that we shoudl not be there so best to stay away.
There is plenty of rom on the right hand sid of the pier the way it usually goes is people setup and lauch on the main beach. The advanced riders head upwind (left looking at the water) next to the peir and amoung the boats - this has steedier wind and flatter water

but everyone is doing tricks and jumps so pay attention. The intemediates go downwind a little to the right - can be choppy and a wind hole that you soon figure out

and the beginners stay in the middle and float downwind and walk back.
