A few kiters I know go to a popular swimming spot a little north of the airfield.
I won't mention the name of the street, but if you are familiar with the area, you can probably work it out.
As Rick said, tide direction can have a big effect on the apparent wind here. Towards the change of tides, water moves quickly and is deep here.
There are also sharp rocks, oysters etc. A kiter I know tripped over while under his kite and cut his hand hospital bad.
It is pretty, clear, green water and sand, just pick your conditions and don't get into trouble. End up too far downwind and you will have to kite under the bridge. (I wonder if it can be done, now I've thought about it, I think I want to have a go at squeezing my 14 under there.

Be courteous and thoughtfull of others there, lot's of families have been going swimming here for many years. (Maybe not too many on 18kn westerly days though.)
