Kite spots close to Perth city

Hi guys just arrived in Perth,

I've had a look through a few of the posts with spots that are good in Perth but I was wondering if there is any good flat water spots closer to Perth City (CBD)? From what I can see is Woodmans point the closest flat water spot?

Seems like about a 40minute drive.

And then Safety bay which is about 1hr 10mins

Melville Beach and Pelican Pt on the river. Wind is not as good. It smells and has jellyfish.

Not many of metro beaches get any waves so do they classify as "flat water"? Wind is better. Some spots have lots of swimmers. Some sharks.

really not worht the trip down to s'bay or woodies unless your a hardcore freestlye guru

Point Walter when there's an Easterly blowing (normally early in the morning during the summer)
