Live and kitesurf in Perth?

Hi!
I am moving to Perth for the summer, and I need some advice. I am only a beginner and I am not sure where I should move to. I will be working in Murdoch University and I will only have a scooter to move around. I want to live close to the beach so that I can get home after work on my scooter, grab my kitesurfing gear and get into the water as fast as possible.
What area is the best for beginners, within "scooter" distance from Murdoch?
Any good spots around Freo? What about Cottesloe? Never been to Perth so I have no clue!

I tried the 'scooter' thing, board catches the wind a lot, and is not that safe IMO - get a small car - many more possibilities + stereo & AC

Move to East Freo or North Freo or somewhere like that, then you can kite at Pelican Point when it's easterly and Leighton when the seabreeze kicks in.
Around Freo will mean you're within 20 minutes scooter ride to both those kiting spots and Murdoch Uni.

Hammy Hill wouldn't be too far from Murdoch or Woody's point (however Woodys not really a beginners spot).

North Freo is close to Leightons but you'll be paying through the eye for rent. If you can find a spot round there - AWESOME
