Sunland Withdraws Application for Spit Highrise

Greetings All

That have enough intelligence to value the Beautiful Gold Coast and the Scarce Resource, Unique and Fantastic Traditional Recreational Flatwater Sailing Areas of the Broadwater (The Train - Mitchell Park Southport, Kfc's/Loders Creek - Marine Pde Labrador, Charis - South Channel Wave Break Island and possible effects Northward and beyond Wave Break Island).

I have just received word, that today Sunland withdrew their application for a proposed 2 x 44 Multi Storey Residential Tower Development with Reclamation of approximately 70 metres of Foreshore Land into The Broadwater inclusive of Token Fish Tank and Art Gallery on the Mariners Cove Site (Fisherman's Wharf) SeaWorld Drive, Main Beach Seaway Spit.

Based on information I am led to believe, they (Sunland), withdrew on the basis of allowing a Master Plan for The Spit to proceed (which was nice of them as such do goody Developers they are and were only proposing this Development in the interest of the whole Gold Coast and if they were not going to get it approved then there were statements made that they might just build a 3 Storey Shopping Centre Complex there instead, which would comply with all the Zone Requirements or something to that effect).

Our next challenge is to make sure The Master Plan happens and enshrines forever, ever, to remain a 3 Storey Height Construction Limit, disallow any form of Land Reclamation into the Broadwater for exclusive Residential Construction purposes, all Developments to be and remain in keeping with the Environment there, maintain uncluttered vistas with relief to the City of being a complete built out Highrise Urban Jungle (which is considered good design and highly valued in all recent history and modern Urban Planning Texts), protect The Spit from being obliterated by Multi Storey Highrise Development when there is many other and recently increased amounts of suitable and allowable Zoned Areas already throughout the Gold Coast for those types of Developments, stop any Bridges from being developed or built spanning across the Broadwater from The Spit to other Mainland or Island Areas (which would naturally severely impact, hinder and block sea bound traffic movement), the whole of The Spit Area to be kept as an area dedicated to and set aside for all people, for the purpose of recreation, entertainment and enjoyment as it was always intended to be, from past State and Local Government Laws, Plans and ideals (that somehow now seems to be manipulated, lost, forgotten or possibly open to being biased or corrupted) and to protect against Developments potential to disturb or block wind patterns across the Broadwater to Traditional Recreational Flatwater Sailing Spots known of (as mentioned above) and frequented by many Windsurfers and Kiteboarders for well over the past 40 years.

As I have said in the past after listening to people that think "Oh if we don't exploit The Spit Area, these wonderful job creating opportunities will be lost, do we want that for our future generations" Well poppy-cock to that way of thinking, if the Developers can't build there and there is a quid in it for them somewhere else then they will simply just go and Develop there. Is there a price premium the Developers could sell properties to Investors for on The Spit as opposed to other areas, well I'm sure there is and that is why they want this spot. The buildings cost the same amount more or less to build there as they would some where else, just the Developers margins could be so much more increased for a location as such. Once it's Developed there is no turning back with this sort of thing. Is it about Developers building Developments for the benefit of the City, well in all my years in the past as a Building Designer I am yet to meet one that's motivation is not about their hip pocket. As for Developers building Iconic Buildings, well it would be truly Iconic if it was not built in an area that it was not Zoned to be and for very good reasons, endless consultations and as agreed/legislated by Experts and Former Forefather Elected Representatives.

Just to let all the nay sayer's know that may read this, I personally have always been in support of development and progress but there are right places to do those and wrong places and as to quote Cr Dawn Chrichlow "this is the right Building but in the wrong location!" and I am of the firm opinion myself and any Multi Storey Highrise Development for that area as I'm sure many of you would agree

Once again this is a call out to all who are in support of what I am suggesting here can you please send me a Personal Message (PM) to show your support and or offer some assistance if needed to input to a Master Plan so that we can hopefully influence some outcomes to protect what we have grown to love and the conservation off the said area, our sport, enjoyments and freedoms.

Oh, I forgot to mention and to include NO STUPID HEAVILY POLUTING CRUISE SHIP TERMINALS as well! As there is no natural Land/Sea Forms or anywhere near practical Harbour/Docking solutions on the entire Gold Coast (except to massively compromise an area for it) when there is a suitable one and hours drive up the road in Brisbane (that is if your not caught in the normal car parking lot on the way or too from there).The Gold Coast has enough going for it and does not necessarily need it all. Why our Mayor wants to continually throw money at this is beyond sane comprehension in my view.

If Mayor Tom Tate and his cronies want to be truly progressive then they should start to look towards a much bigger picture with things like a complete future built City extension East of Coomera/Pimpama and connecting all the way through to Carbrook and making it one of the best City inclusions in the World along with a secondary Freeway Corridor through to Brisbane and beyond. Also green proofing our City by having greater Bike/Pedestrian Pathways Routes throughout the City and connecting along the complete Coastline for greater publics and tourisms, access, enjoyment to capitalise in a eco and sustainable manner of our magnificent assets, inclusive of some Coastal front skate parks for the Juniors, permanent amphitheatres for entertainment, Outdoor Gyms, increased parking at varying under pressure locations without charging everyone to stay away, Connecting the light rail all the way to Cooloongatta Airport, proper Fair/Motor Sport Facilities instead of blocking streets off and holding the whole Gold Coast to ransom over a 3 day event out of the year along with other Events that grid lock our traffic. These are just a mere few things that quickly and easily come to my mind, I'm sure plenty of you have many suitable ideas yourself.

Please show your support as I fully believe with people power we can make a difference and uphold what is good and right for us now and future generations, just like quite a few of us did with halting the insanity that was proposed for Wave Break Island. If we rest on our laurels and not do anything or are complacent about my afore mentioned issue, then you are going to leave yourself and along with many others at the full mercy of those that will just rail road through what ever they want and we will then inherit the legacy of that consequence.
