Hi mattyj, General Rule of thumb for the place for me is , any reading with south in it means the wind will be stronger on the water than what the obs are saying, cause of the location of the wind meter.
Easterly winds will be close to what the obs are saying probably about 90 % percent true , example if the obs are reading 15 -20 it will be true around 13 -18 .
Any wind from the n/e (dead on) is about 60 - 70 % true.
When the wind blows in summer from the NW (straight down the beach ) the wind on the water will be stronger than the obs, great fun on the run out tide. You can be standing at the treeline and not feel it, then walk to the waters edge and get blown away

Also in winter/spring the wind fills in on the run in tide in the arvos . Anyway like i said this is my spin on the spot.
