Feel for ya, quietone.
Our house is built very close to our neighbour's house (maybe less than 3 metres apart) and their back door is level with the kids bedrooms. The kids rooms open into our kitchen/family room.
So far we've had four lots of neighbours here.
The first couple were OK except that she liked to stand in her kitchen and give long, loud instructions to the kids out in the backyard. GET OUT OF THE POOL! GET IN HERE AND FEED THE DOG THEN DO YOUR HOMEWORK! LEAVE YOUR SISTER ALONE! All day. Every day. Then she ditched her hubbie and got a bikie for a boyfriend, complete with very loud bike. Occasionally all their bikie mates would come around on their very loud bikes. THEN they got two friggin' ENDLESSLY yapping rats that she claimed were dogs. Luckily, after just 15 years, they moved on.
Then we had an older couple. They were OK. Except for the non-stop arguments held just outside their back door. After just over a year they split up and put the house on the market.
That allowed Mr Shouty and his missus and his missus to move in. They were pretty much a repeat of the first couple except without the rats or bikies. But on the other hand, HE was a mad cricket nut and he ALWAYS played cricket with the kids against our metal fence EVERY afternoon and ALL weekend. HE was always the bowler. And every couple of minutes we'd get a BANG! as the ball hit the fence. Oh and then every once in a while they'd have their full-on domestics late at night. We had to call the cops on them a couple of times because she was honestly screaming like he was doing her in with a knife. After a couple of years of that, they decided to move out and put the place up for rent.
The NEW neighbours are really quiet. Sometimes during the day we can hear people talking over there but never at night. WE LOVE THEM! I think if they ever think about moving, I may offer to pay their rent for them if they just stay.
So, my advice is be patient and you'll eventually get good neighbours. It's only taken us 20 years.
complain to the realestate agent and get them evicted, i know that works after being evicted meself. they dont sound like home owners.
it wont fix anny thing but it makes me feel better when i paint the front of thier house with a 12pack of free range eggs
buy yourself an air compressor and some ear plugs, get it to vent every hour and put it on an electric timer.
let's see how much noise they can make at 3am while your charger (conveniently placed) goes off until 7am
now that i think about it i was once the anoying neighbours kid .. i would run up and down the colourbond fence with a stick rubbing on the bumps ..lol..so the dog on the other side would chase me barking and carrying on .. after it rained and the local paper got wet it ride over it on my bike till it was every were :) ..
wow sounds like the neighbors from hell. Yep nukes, barrel of bits, chemical or psychological warfare should do the job.
In our last place we had a shared wall - not brick either just a stud wall with the thinnest plaster. Next door lived 2 young hot bisexual uni students who always had numerous visitors. I didn't mind hearing what was going next door!
If they are renting contacting the Estate agent works a treat, in the end anyway.
We had a similar but not as bad situation.
I found the confrontation thing did not work at all apart from me and them just getting angry. My tactic was to write or even better type a well written letter and deliver it in their mail box. Also hand deliver a copy to the Estate agent and ask, no demand action and let them know you have also delivered this letter to the tenant.
Keep doing it until the agent gets the message, they want an easy life as much as you do. They will evict them in the end once you prove it really is their tenant.
The other tactic my friend tried was to get the mobile number of the property manager at the agent and call them whenever you were kept awake at night, even 3am and just left a message. "Hi Jane, just seeing if you were awake at 3am as I am again because of your tenant, I'll talk to you at your office in the morning, Bye"
I had neighbours who had only one setting on the stereo,day and night,full volume.
After about 6 or 8 hours one weekend at about midnight,a party going full swing, a heap of cars out the front, I sneaked across the road and unscrewed a couple of valves out of tyres of a few cars, the ones at the end of the drive way.
They moved on a month or so later.
I had a neighbour over the back fence whose dogs would just bark at us anytime we went out our back door or did anything in our back yard.
We owned our property but he was a tenant. I found out that he was a taxi driver.
When his dogs went out of control, I would ring up the taxi company and complain to them about their driver that lived in X Street who did not keep his dogs under control.
They of course said that it was not their problem. I said that it now was their problem because whenever his dogs would play up I would be ringing them.
They moved out.
Attacking the hip pocket usually gets results.

Sorry for the plug but I own one of the franchises and I can assure you it works. Been installing it for 10 years for situations like yours.
Maybe other neighbours are experiencing problems too. If complaints to police and real estate agent come from different neighbours they might take more notice?
I had a shocker tenant move in above me, and I messed with him back. Got him really ticked off after an argument. He went nuts , stabbed a policeman, and got capsicum sprayed.
My tactics now are move, no confrontation, life's too short
That is OK if you are renting but if you own your place of abode, it is a bit more of a problem.
I just say "Your lease will expire sooner or later but mine won't.".
If the "neighbour from hell" owns his place of abode too, it is a real bad problem.
We had that situation but were saved by the boom that happened in the town. He was an outlaw motor bike gang member and couldn't resist the capital gain with no effort.
If he had made the effort and spent $10,000 tidying the place up he would probably have gotten $50,000 more for the unit than he did.
I dont believe in letting the ar** holes get away with making our lives missery. Dont move.
Remove the fuses, make loads of complaints to the police and property managers, and band together with the other neighbours.
If you can, get some 'mates' to get hold of some heavy drugs and put it under pot plants or whatever around the house and call the police.
